RESOLUTION 2004-87 <br />APPROVING FINAL PLAT FOR STEPHEN W. SHEA FOR "O'SHEA'S IRISH <br />RIDGE" ON PROPERTY LOCATED IN THE SOUTHWEST QUADRANT OF <br />155TH STREET NORTH AND IRISH AVENUE NORTH <br />WHEREAS, Stephen W. Shea has requested approval of a Final Plat for "O'Shea's Irish <br />Ridge" on property legally described as follows: <br />That part of the SW % of Section 14, Township 31, Range 21, Washington <br />County, Minnesota, lying westerly of the center line of Irish Avenue North <br />and it's Northerly extension, lying North of the South 1400.00 feet thereof <br />and except the following: <br />Commencing at the Northwest corner of said SW Y4 of Section 14; thence East <br />along the North line of said SW % of Section 14, a distance of 418.00 feet to the <br />point of beginning of the land to be described; thence continuing East, along said <br />North line, 660.00 feet; thence South, at right angles to said North line 264.00 <br />feet; thence West at right angles, 660.00 feet; thence North, at right angles, 264.00 <br />feet to the point of beginning. <br />WHEREAS, the City has approved the preliminary plat; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the final <br />plat for Stephen W. Shea for "O'Shea's Irish Ridge", subject to the following conditions: <br />1. A final plat is approved to allow the construction 4 single family residences, in <br />accordance with the plans received by the City on September 20, 2004, except as <br />amended by this resolution. <br />2. Approval of the final plat is contingent upon approval of the preliminary plat. <br />3. Prior to release of the final plat for filing, the applicant must comply with the <br />following: <br />a) Pay park dedication fees in the amount of $7,200. <br />b) Provide a 25 -foot trail and landscaping easement to the City. <br />c) The applicant must obtain all necessary permits from Rice Creek Watershed <br />District and the wetland LGU prior to approval of the final plat. <br />d) The plat must be revised to identify the required drainage and utility easement <br />language on the plat. <br />
