Resolution 2004-91 <br />Page 2 <br />1. A final plat is approved to allow the construction of 7 single-family homes in <br />accordance with the plans received by the City on November 22, 2004 and <br />December 2, 2004 except as amended by this resolution. <br />2. Development standards shall be according to the rezoning, PUD amendment and <br />preliminary plat approvals granted by the City Council on May 17, 2004 and as <br />may be amended. <br />3. Park dedication requirements for Diamond Point West 3'd Additional shall be cash <br />in lieu of land for the 7 lots. <br />4. The development agreement must be executed by the developer and the City prior <br />to release of the final plat. <br />FURTHER, that the following conditions be met prior to issuance of building permits: <br />1. HOA documents must be filed at Washington County. <br />2. The HOA documents must insure that the private open space is preserved by the <br />Homeowners Association. <br />3. Details for decorative street lighting, development signage and street/directional <br />signage must be submitted. <br />4. The five-foot wide bike lane shall be constructed on Geneva Avenue and clearly <br />marked according to City standards. <br />5. The City shall retain discretion to withhold all permits or approvals in the event <br />that satisfactory progress is not made on the design and development of <br />Goodview Avenue and Development Agreement shall so state. <br />6. The plans must be revised to comply with all conditions in the City Engineer's <br />memo dated December 14, 2004. <br />7.
