v <br />Resolution 2003-19 <br />Page 2 <br />4. The proposed development meets the intent of the PUD zoning district by creating an <br />integrated neighborhood, lifecycle housing opportunities, preservation of natural <br />resources and provision for sanitary sewer and storm water management that would <br />not otherwise be possible through a strict interpretation of the Zoning Ordinance. The <br />developer has shifted the development east to allow preservation of the trees on the <br />western property line. Additionally, the developer worked with the City to provide a <br />storm water management system that is over -sized to address the existing drainage <br />issues east of this site. <br />5. The proposed density would be consistent with the PUD standards. The development <br />would be compatible with the adjacent existing single family homes. <br />6. The development would provide a higher level of design in the PUD by providing <br />decorative street lighting, a private trail within the development, tree preservation, <br />extension of sanitary sewer where septic systems would be allowed and an over -sized <br />storm water management system that could help address existing drainage issues in <br />the neighborhood. <br />7.
