Resolution 2003-33 <br />Page 2 <br />3. Approval is contingent upon City Council approval of the Comprehensive Plan <br />amendment, the PUD general plan and rezoning from R-3 to PUD. <br />4. Development standards shall be as approved as part of the PUD. <br />5. The applicant shall provide copies of the HOA documents/covenants for City review. <br />A copy of the covenants shall be filed with the final plat. <br />6. The HOA documents shall ensure that the private open space is preserved. <br />7. Sidewalks or trails shall be provided according the Park Commission <br />recommendation. <br />8. The developer shall provide details for landscaping, decorative street lighting and <br />signage. The information shall be submitted for City review prior to approval of the <br />final plat. <br />9. A master sign plan for the development shall be submitted for City review and <br />approval. <br />10. The right-of-way for all public streets shall be as indicated on the approved plans. <br />11. Public streets within the development shall be 30 feet in width (back to back). <br />12. The plat shall comply with the City's street naming system. <br />13. A temporary turnaround shall be provided on the south end of the street. <br />14. The developer must obtain all necessary permits from Rice Creek Watershed District <br />and Minnesota Department of Natural Resources. <br />15. The development shall comply with the Fire Chiefs requirements regarding fire flow <br />calculations, the location of fire hydrants, fire department connections, and fire lane <br />signage. <br />16.
