RESOLUTION 200343 <br />APPROVING PRELIMINARY PLAT FOR LAKEVIEW HUGO LLP FOR <br />"FABLE HILL 2ND ADDITION" ON PROPERTY LOCATED EAST OF <br />ELMCREST AVENUE <br />WHEREAS, Lakeview Hugo LLP has requested approval of a preliminary plat to allow <br />the creation of 24 lots on this 20.80 -acre site legally described as follows: <br />The south 604.68 feet of the southwest quarter of the northwest quarter of Section <br />30, Township 31 north, Range 21 west, Washington County, Minnesota lying <br />easterly of the centerline of Elmcrest Avenue north as presently laid out and <br />traveled. <br />WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called <br />Public Hearing and recommends approval, and; <br />NOW, THEREFORE, BE 1T HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by Lakeview Hugo LLP for a preliminary plat, subject to the following <br />conditions: <br />1. A preliminary plat is approved to allow the creation of 24 single family lots, one <br />outlot and one park parcel, in accordance with the plan revisions received on July <br />15, 2003, except as amended by this resolution. <br />2. Development standards shall be as approved as part of the Fable Hill (formerly <br />known as Legacy) PUD, as amended. <br />3. The applicant shall provide copies of the HOA documents/covenants for City <br />review. A copy of the covenants shall be filed with the final plat. <br />4. The plans shall be revised to eliminate the reverse curve on the new public street <br />between Lot 2, Block 2 and Lot 8, Block 1. <br />5. The right-of-way for the public streets shall be 50 feet. <br />6. The main public street public street may be reduced to 28 feet in width (face to <br />face). <br />7. Street widths shall be measured back to back. The main collector street shall be a <br />minimum of 24 feet wide at the west entrance increasing to 28 feet on the east. <br />8. The developer shall work with City staff to finalize the one-way street and <br />parking stall widths prior to final plat approval. <br />
