RESOLUTION 2003-51 <br />APPROVING FINDINGS OF FACT FOR REZONING OF <br />PROPERTY FROM CENTRAL BUSINESS DISTRICT TO <br />FUTURE CENTRAL BUSINESS DISTRICT WEST OF HIGHWAY 61 BETWEEN <br />150M STREET AND 140M STREET <br />WHEREAS, the City of Hugo has proposed a reclassification of the zoning from Central <br />Business District to Future Central Business District for property described as follows: <br />See attachment A. <br />WHEREAS, the Planning Commission has reviewed the rezoning at a duly called Public <br />Hearing and recommends approval, and; <br />WHEREAS, the City Council has adopted an ordinance rezoning the affected parcels from <br />Central Business District to Future Central Business District; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL. OF THE <br />CITY OF HUGO, MINNESOTA, that it should and hereby does support the request for the <br />reclassification of the zoning from Central Business District to Future Central Business District <br />for property located west of Highway 61 between 150' Street and 140` Street, based on the <br />following findings: <br />1. The proposed rezoning is consistent with the Comprehensive Plan and other City policies <br />and plans. <br />2. The properties included in the Future Central Business zoning district represent transition <br />areas that have been identified as practical and generally suitable for future development as <br />part of downtown Hugo. <br />3. The proposed rezoning will allow residential uses to continue until such time as properties <br />are redeveloped consistent with the City's Downtown Plan. <br />4. The purpose of the rezoning to the Future Central Business District is to provide a holding <br />zone until a landowner makes application for development, at which time the City may <br />rezone the affected property consistent with the downtown plan, provided the development <br />does not result in the premature extension of public utilities or impede planned road <br />improvements. <br />ADOPTED by the City Council this 15th day of Septem <br />n <br />Mayor <br />ATTEST: <br />Mary : Creager, City Cler <br />
