RESOLUTION 2003-63 <br />APPROVING A PRELEMNARY PLAT, CONDITIONAL USE PERMIT, AND <br />VARIANCE FOR THE CITY OF HUGO AND COMFORTS OF HOME FOR <br />PROPERTY LOCATED WEST OF HIGHWAY 61 BETWEEN 147TH STREET <br />AND 150M STREET <br />WHEREAS, the City of Hugo and Comforts of Home has requested approval of a <br />preliminary plat, conditional use permit, and variance to allow a 24 -bed senior assisted <br />living housing building on property legally described as follows: <br />Insert Legal <br />WHEREAS, the Planning Commission has reviewed the preliminary plat, conditional use <br />permit, and variance at a duly called Public Hearing and recommends approval, and; <br />NOW, THEREFORE, BE TT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />preliminary and final plat, conditional use permit, and variance for Solid Ground <br />Development, subject to the following conditions: <br />1. A preliminary plat is approved to allow the creation of three lots and one oudot. <br />2. Approval of the plat allows for the creation of one meets -and -bounds subdivision of <br />approximately 1. 14 acres for the proposed senior housing. This lot may be recorded <br />prior to recording the preliminary plat. <br />3. A conditional use permit and variance is approved to allow the construction of a 24 - <br />bed senior assisted living housing project in accordance with the plans received by <br />the City on November 6, 2003, except as amended by this resolution. <br />4. Development standards shall be as required by the CR -4 district. <br />5. There shall be no exterior lighting on the south side of the building. <br />6. All exterior lighting shall comply with City ordinance standards. <br />7. All signage shall comply with ordinance standards. <br />8.
