RESOLUTION 2003-63 APPROVING A PRELEMNARY PLAT, CONDITIONAL USE PERMIT, AND VARIANCE FOR THE CITY OF HUGO AND COMFORTS OF HOME FOR PROPERTY LOCATED WEST OF HIGHWAY 61 BETWEEN 147TH STREET AND 150M STREET WHEREAS, the City of Hugo and Comforts of Home has requested approval of a preliminary plat, conditional use permit, and variance to allow a 24 -bed senior assisted living housing building on property legally described as follows: Insert Legal WHEREAS, the Planning Commission has reviewed the preliminary plat, conditional use permit, and variance at a duly called Public Hearing and recommends approval, and; NOW, THEREFORE, BE TT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the preliminary and final plat, conditional use permit, and variance for Solid Ground Development, subject to the following conditions: 1. A preliminary plat is approved to allow the creation of three lots and one oudot. 2. Approval of the plat allows for the creation of one meets -and -bounds subdivision of approximately 1. 14 acres for the proposed senior housing. This lot may be recorded prior to recording the preliminary plat. 3. A conditional use permit and variance is approved to allow the construction of a 24 - bed senior assisted living housing project in accordance with the plans received by the City on November 6, 2003, except as amended by this resolution. 4. Development standards shall be as required by the CR -4 district. 5. There shall be no exterior lighting on the south side of the building. 6. All exterior lighting shall comply with City ordinance standards. 7. All signage shall comply with ordinance standards. 8.
