" 'Resolution 2003-65 <br />Page 5 <br />sidewalk or trail. The homes on Lots 66 and 67 may be moved closer to the street to <br />accomplish the urban concept. The developer shall work with staff to finalize the <br />design. <br />17. The developer should revise Lots 11 and 12, Block 1 to create more rectangular lots if <br />possible. <br />Landscaping and Lighting <br />18. At least one overstory deciduous shade tree shall be planted in the front yard of each <br />single family dwelling and patio home. <br />19. In addition to the deciduous trees required to be planted for the single family and <br />patio homes, the ordinance requires 481 coniferous trees to be planted on site, 481 <br />deciduous trees to be planted on site as well as ornamental trees and shrubs. The <br />revised landscape plan shall be submitted for staff review prior to issuance of <br />building permits. <br />20. Boulevard canopy trees shall be planted in median and boulevards of the parkway. A <br />mix of ornamental trees, perennials and annuals shall also be provided in the median. <br />21. The developer shall work with the City to establish parkway guidelines for <br />landscaping, crosswalks, decorative street lighting and signage. The guidelines- shall <br />be drafted for Council approval prior to construction of parkway improvements. <br />22. A minimum 5 -foot wide boulevard shall be maintained between the parkway and the <br />sidewalk or trail. The boulevard shall be maximized where possible. This area shall <br />be landscaped with canopy trees according to the parkway landscaping plan to be <br />approved by the City. <br />23. The applicant shall work with the City to finalize the design of the decorative lighting <br />that will be installed on the parkway. The applicant shall provide the street lights in <br />compliance with City Policy. <br />24. Exterior lighting shall be consistent throughout the development. All lighting shall be <br />shielded to prevent glare and light trespass, as required by Section 1195 -400.1 -of the <br />ordinance. Lighting details should be submitted for City review and approval. <br />25. A master sign plan for the development shall be submitted for City review and <br />approval. <br />26. Any development related signage shall be located on the residential lots. No <br />development signage for Pulte will be permitted on the school/community playfield <br />site as currently shown. <br />27. The school/community playfield site shall be landscaped according to the approved <br />Parkway Landscape Standards to be drafted by the City.. The. school. district .shall be <br />responsible for providing this required landscaping when the site is developed. <br />
