CITY OF HUGO <br />RESOLUTION 2002 - 20 <br />APPROVING SITE PLAN AND VARIANCE FOR COMO LUBE FOR A BUILDING <br />ADDITION ON PROPERTY LOCATED AT 13575 FENWAY BOULEVARD <br />WHEREAS, Como Lube has requested approval of a site plan and variance to allow <br />construction of a 5,712 square foot building addition on property legally described as <br />follows: <br />Lot 2, Block 1, Bald Eagle Industrial Park 3'd Addition. <br />WHEREAS, the Planning Commission has reviewed the site plan and variance at a duly <br />called public meeting and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site <br />plan and variance for Como Lube on property located at 13575 Fenway Boulevard, <br />subject to the following conditions: <br />1. A site plan is approved to allow construction of a 5,712 square foot building addition, <br />trash enclosure, and cyclone fence, in accordance with the plans and application <br />received by the City on March 8, 2002, except as amended by this resolution. <br />2. A variance is approved to allow a 20 -foot setback from the front (north) property line. <br />3. Prior to issuance of a building permit, the applicant shall revise the landscaping plan <br />by moving the spruce trees away from the intersection. <br />4. Standard Conditions: <br />A. Compliance with the City Engineer's Memorandum. <br />B. Compliance with Rice Creek Watershed District requirements. <br />C. Compliance with the Fire Chiefs requirements regarding fire flow <br />calculations, the location of fire hydrants, fire department connections, and <br />fire lane signage. <br />D.
