Resolution 2002-41 <br />Page 3 <br />6. The two-way streets shall be 28 feet wide face of curb to face of curb. <br />7. The developer shall work with staff to revise the geometrics of the "Y" intersections <br />and the one-way streets. <br />8. The on -street parking stalls shall be 9' x 23'. <br />9. The developer shall extend the eastern cul de sac north into to the City park. The <br />developer shall work with the City to design the street extension and the related <br />parking for the City park. <br />10. A trail shall be constructed on the north side of the street between the Centex project <br />and the first cul de sac on the north. This trail shall extend north on the cul de sac <br />into the City park. This trail shall be in addition to the trails shown on the applicant's <br />plans. <br />11. The plans shall note the ordinary high water and 100 -year high water elevation for all <br />water bodies. <br />12. The plans must identify normal water level, high water level and emergency overflow <br />for the ponds. <br />13. Utility plans and details must be submitted. <br />14. The developer shall work with the City regarding park dedication requirements. Any <br />park dedication fees in lieu of land dedication shall be provided pursuant to the <br />Dedication Policy in effect at the time of recording the final plat. <br />15. The developer must obtain all necessary permits from Rice Creek Watershed District. <br />16.
