M � 1 <br />Resolution 2002-53 <br />Page 3 <br />16. The developer shall provide an irrigation system for the proposed landscaping on the <br />berm. The irrigation system shall be maintained for a minimum of 10 years. Prior to <br />final plat approval, the City must review and approve the developer's proposal to <br />maintain the irrigation system. <br />17. The applicant must identify the location of the shoreland area on the plans. Lots 3-6, <br />Block 1 would comply with ordinance requirements provided the homes are located <br />outside of the shoreland area. <br />18. The developer shall comply with the minimum low floor elevations identified in City <br />policy. <br />19. Utility plans and details must be submitted. <br />20. The developer shall work with the City to identify sidewalk and trail location, <br />including along both main streets, connections to the Bernin property and a possible <br />trail along the ditch. <br />21. The developer shall work with the City regarding park dedication requirements. Any <br />park dedication shall be provided pursuant to the Dedication Policy in effect at the <br />time of recording the final plat. <br />22. The developer must obtain all necessary permits from Rice Creek Watershed District. <br />23. The developer shall comply with all of the comments in the City engineer's memo <br />dated September 19, 2002. <br />24. Grading, drainage and utility plans are subject to final review and approval by the <br />City Engineer. <br />25. The applicant shall provide landscape screening along the west side of the plat <br />adjacent to the ditch.
