RESOLUTION 2002-54 <br />APPROVING A PRELIMINARY PLAT FOR MICHAEL MASSIE FOR <br />PROPERTY LOCATED NORTH OF 125D STREET <br />WHEREAS, Michael Massie has requested approval of a preliminary plat for property <br />legally described as follows: <br />The southwest quarter of the northeast quarter of Section 33, Township 31, Range <br />21; and, <br />WHEREAS, the Planning Commission has reviewed said request at a duly called Public <br />Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by Michael Massie for a preliminary plat, subject to the following conditions: <br />1. A preliminary plat is approved to allow the creation of four rural residential lots, in <br />accordance with the plans and. application received by the City on September 16, <br />2002. <br />2. The development is subject to the general development standards of the Rural <br />Residential zoning district. <br />3. The plat shall include 33 feet of right-of-way over the northerly half of 125th Street. <br />4. The developer must obtain all necessary permits from Rice Creek Watershed District. <br />5. Prior to recording the final plat, the developer shall pay the park dedication fees in <br />lieu of land dedication, pursuant to the Dedication Policy in effect at the time of <br />recording the final plat. The .park dedication fee is currently $1,700.00 per lot. <br />6. The City shall review the placement of driveways at the time of building permit to <br />ensure that they have adequate sight visibility. <br />7. The applicant shall disclose, to future buyers, the location of the Bald Eagle <br />Sportsman Club located south of 125& Street.
