Resolution 2002-65 <br />• Page 3 <br />resources and dedication of park land (including a school/community playfield site) <br />that would not otherwise be possible through a strict interpretation of the Zoning <br />Ordinance. <br />5. The density transfer allowed by the PUD would allow the developer to provide single <br />family homes on smaller lots in the eastern portion of the site to provide a transition <br />from the Creekview Preserve development to higher density on the south and western <br />portions of the site. The PUD would provide appropriate transitions between <br />differing land uses within the site and adjacent land uses. <br />6. The development would incorporate common design elements. The buildings would <br />have common design elements and similar landscape materials would be used <br />throughout the development. <br />7. The development would provide a higher level of design in the PUD by providing a <br />landscaped parkway, decorative street lighting, nearly three times the required <br />amount of park dedication and trails or- sidewalks on all public streets. <br />8. There is adequate infrastructure to support the proposed rezoning and development. <br />The development will extend utilities to the south property line to allow future <br />development of that property and the ultimate extension of the parkway to CSAH 8. <br />9.
