i <br />I ` <br />1 <br />Resolution 2002-66 <br />Page 2 <br />That part of the Northwest Quarter of the Southeast Quarter of Section 18, <br />Township 31 North, Range 21 West, Washington County, Minnesota, <br />described as follows: Commencing at the South Quarter corner of said <br />Section 18; thence Northerly, along the North-South Quarter line of said <br />Section 18, a distance of 1521 feet to the point of beginning; thence <br />Easterly at a right angle 436.00 feet; thence Southerly at a right angle, <br />221.16 feet to the South line of said Northwest Quarter of Southeast <br />Quarter; thence Easterly along said South line, 883.77 feet to the East line <br />of said Northwest Quarter of the Southeast Quarter; thence Northerly <br />along said East line, 400.24 feet to the North line of the South 400 feet of <br />said Northwest Quarter of the Southeast Quarter; thence Westerly along <br />said North line, 1319.85 feet to said North-South Quarter line; thence <br />Southerly along said North-South Quarter line, 194.04 feet to the point of <br />beginning. Subject to Everton Avenue North along the most Westerly <br />line. Subject to and together with any other valid easements, restrictions <br />and reservations, Washington County, Minnesota. <br />Abstract <br />WHEREAS, the Planning Commission has reviewed the PUD general plan at a duly <br />called Public Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by Trail Head Land Development, LLC and Pulte Homes of Minnesota for a <br />PUD general plan, subject to the following conditions: <br />1. A preliminary plat is approved to allow the creation of 198 single family lots, 64 patio <br />home lots, 46 condominium townhouse lots, nine outlots and three common lots, in <br />accordance with the plans and application received by the City on September 30, <br />2002 and revisions received on November 22, 2002, except as amended by this <br />resolution. <br />2. Approval is contingent upon City Council approval of the requested rezoning and <br />preliminary plat. <br />3. The PUD general plan is approved based on the finding that the proposed project is <br />consistent with the City's Comprehensive Plan. <br />4. Development standards for the PUD shall be as indicated on the plans dated <br />November 21, 2002, except as amended by this resolution. <br />5. The applicant shall provide copies of the HOA documents/covenants for City review. <br />6. The applicant shall develop and implement architectural review and design guidelines <br />for all residential buildings. The guidelines must be submitted for City review and <br />approval. These guidelines shall be consistent with the neighborhood design <br />identified in the PUD general plan and the draft architectural details submitted to the <br />City. <br />
