CITY OF HUGO <br />WASHINGTON COUNTY, MINNESOTA <br />RESOLUTION 2001- 8 <br />APPROVING SITE PLAN FOR DAN NORTHROP FOR PROPERTY LOCATED <br />EAST OF FENWAY AVE AND SOUTH OF FENWAY COURT <br />WHEREAS, Dan Northrop has requested approval of a site plan to allow construction of <br />a 42,000 square foot building and related site improvements on property legally described <br />as follows: <br />Lot 1, Block 1, Bald Eagle Industrial Park 3`d Addition <br />WHEREAS, the Planning Commission has reviewed said site plan at a duly called public <br />meeting and recommends approval of the site plan, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site <br />plan for Dan Northrop on property located east of Fenway Avenue and south of Fenway <br />Court, subject to the following conditions: <br />1. A site plan is approved to allow construction of a 42,000 square foot building in <br />accordance with the plans and application received by the City on January 14, 2001, <br />except as amended by this resolution. <br />2. The building may be constructed in two phases. The first phase shall consist of <br />30,000 square feet, and the second phase may be a maximum of 12,000 square feet. <br />If the second phase is not constructed within one-year from the date of this approval, <br />a separate site plan review will be required. <br />3. The applicant shall submit an exterior lighting plan consistent with City ordinances <br />for staff review and approval. <br />4. The applicant shall submit a landscaping plan in compliance with City ordinances for <br />staff review and approval. <br />5. Standard Conditions: <br />A. Compliance with City Engineer's Memo. <br />B. Compliance with Rice Creek Watershed District requirements. <br />
