RESOLUTION 2001-16 <br />APPROVING SITE PLAN FOR BRAD SMITH, WOODY'S BAR AND GRILL, FOR <br />PROPERTY LOCATED AT 12010 KEYSTONE AVENUE <br />WHEREAS, an application has been filed by Brad Smith that requests approval of a site <br />for a 1,900 square foot building addition and parking lot expansion for property located <br />at 12010 Keystone Avenue, as legally described as follows: <br />That part of the SEI/4 of the SEI/4 of Section 36, T3 IN, R21W. <br />WHEREAS, the Planning Commission has considered the request at a public meeting and <br />recommends approval. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site <br />plan for Brad Smith, subject to the following conditions: <br />1. A site plan is approved for a 1,900 square foot building addition and parking lot <br />expansion, dated March 29, 2001. <br />2. The applicant shall revise the site plan to provide a five-foot setback along the <br />west property line for the proposed parking lot expansion. The revised parking lot <br />design must include a minimum of 40 parking stalls. <br />3. Prior to issuance of a building permit, the applicant shall obtain all necessary <br />permits from Washington County for the relocation of the septic system. <br />4. The applicant shall record covenants on the individual parcels stating that any <br />future conveyance of the parcels must occur together as one property. This <br />includes the parcels located within Hugo and the City of Grant. <br />5. Prior to issuance of a building permit, the applicant shall obtain the necessary <br />permits or approvals from Brown's Creek Watershed District. <br />6. The applicant shall obtain any necessary reviews or permits from the Washington <br />County Health Department for the bar and restaurant. <br />7. Prior to issuance of a building permit, the applicant shall submit documentation <br />from a structural engineer indicating that the existing foundation is suitable for the <br />proposed improvements, including but not limited to frost depth and structure <br />stability. <br />8. Prior to issuance of a building permit, the applicant shall submit engineering plans <br />for the parking lot for review and approval by the City Engineer. The parking lot <br />shall include concrete curbing and a paved surface as required by the zoning <br />ordinance. <br />
