RESOLUTION 2001- 27 <br />APPROVING PRELIMINARY PLAT FOR PRATI=ARNT-OAKWOOD, LLC. FOR <br />VICTOR GARDENS ON PROPERTY LOCATED NORTH AND SOUTH OF CSAH 8 <br />AND EAST OF EXISTING ELMCREST AVENUE NORTH <br />WHEREAS, Pratt -Amt -Oakwood, LLC. has requested approval of a preliminary plat to <br />allow construction of 82 detached single family lots on property legally described as <br />follows: <br />THE WEST ONE-HALF OF THE NORTHWEST QUARTER, AND THE <br />NORTHEAST QUARTER OF THE SOUTHWEST QUARTER, AND THE <br />WEST ONE-HALF OF THE SOUTHWEST QUARTER, ALL BEING IN <br />SECTION NINETEEN, IN TOWNSHIP THIRTY-ONE NORTH, RANGE <br />TWENTY-ONE WEST, EXCEPT A STRIP OF LAND 50 FEET IN WIDTH <br />RUNNING OVER AND ACROSS THE WEST ONE-HALF OF THE <br />NORTHWEST QUARTER AND THE WEST ONE-HALF OF THE <br />SOUTHWEST QUARTER OF SAID SECTION 19, SAID STRIP OF LAND <br />BEING 25 FEET IN WIDTH ON EACH SIDE OF THE CENTER LINE OF <br />THE RIGHT OF WAY OF THE TRANSMISSION LINE OF THE ST. CROIX <br />FALLS MINNESOTA IMPROVEMENT COMPANY AS CONVEYED BY <br />QUIT CLAIM DEED DATED JULY 24, 1905, RECORDED JULY 31, 1905 IN <br />BOOK 63 OF DEEDS, PAGE 603, ALSO EXCEPT THAT PART OF THE <br />ABOVE DESCRIBED PROPERTY LYING WITHIN THE HIGHWAY RIGHT <br />OF -WAY ACQUIRED BY THE STATE OF MINNESOTA PURSUANT TO <br />FINAL CERTIFICATE RECORDED OCTOBER 14, 1975 AS DOCUMENT <br />NO. 338321, WASHINGTON COUNTY, MINNESOTA. <br />WHEREAS, the Planning Commission has reviewed the preliminary plat at a duly called <br />Public Hearing and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />preliminary plat for Pratt Arnt-Oakwood, LLC on property located north and south of <br />CSAH 8 and east of Elmcrest Avenue, subject to the following conditions: <br />1. A preliminary plat is approved to allow the creation of 82 single family lots and nine <br />outlots, in accordance with the plans and application received by the City April 20, <br />2001, except as amended by this resolution. <br />2. The applicant shall develop and implement architectural review and design guidelines <br />for all residential buildings. These guidelines shall be consistent with the traditional <br />neighborhood design identified in the PUD Concept Plan and the draft architectural <br />guidelines dated October 18, 2000. <br />3. All platted residential lots shall comply with the following setbacks: <br />Maximum building height 2 % stories or 35 feet <br />Average lot size traditional homes 8,000 square feet <br />
