,., <br />CITY OF HUGO <br />WASHINGTON COUNTY, MINNESOTA <br />RESOLUTION 2001 - 35 <br />APPROVING FINDINGS OF FACT FOR REZONING OF PROPERTY LOCATED SOUTH <br />OF EGG LAKE ROAD AND EAST OF HIGHWAY 61 <br />WHEREAS, Sedona Homes requested a reclassification of the zoning from Urban Residential <br />to Multi -Family Residential for approximately 10.44 acres of land located south of Egg Lake <br />Road and East of Highway 61, legally described as follows: <br />Insert Legal Description <br />WHEREAS, the Planning Commission has reviewed said request at a duly called Public <br />Hearing and recommends approval; and <br />WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from <br />Urban Residential to Multi -Family Residential. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE <br />CITY OF HUGO, MINNESOTA, that it should and hereby does approve the request for <br />reclassification of the zoning from Urban Residential to Multi -Family Residential for <br />approximately 10.44 acres of land located south of Egg Lake Road and east of Highway 61, <br />based on the following findings: <br />1. The proposed rezoning is consistent with the Comprehensive Plan and other City policies and <br />plans. <br />2. The proposed development meets the standards of the Multi -Family zoning district. <br />3. The proposed Multi -Family zoning allows a development that helps the City achieve its <br />housing goals. <br />4. There is adequate infrastructure available to support the Multi -Family zoning and <br />townhome development proposed for this site. <br />5. The requested rezoning will not require a MUSA boundary adjustment. <br />6. There are no topographic, environmental, or cultural limitations that make the requested <br />Multi -Family zoning district unsuitable for the site. <br />ADOPTED by the City Council on July 16, 2001. <br />
