CITY OF HUGO <br />RESOLUTION 2001 - 44 <br />ORDERING AN ALTERNATIVE URBAN AREA WIDE REVIEW (AUAR) FOR <br />PROPERTY LOCATED NORTH OF CSAH 8, EAST OF ELMCREST AVENUE, <br />WEST OF HIGHWAY 619 AND SOUTH OF 165 Tx STREET (Everton Avenue Study <br />Area <br />WHEREAS, the City of Hugo is ordering the preparation of an Alternative Urban Area Wide <br />Review for the Everton Avenue Study Area for approximately 1,400 acres of land located <br />south north of CSAH 8, east of Elmcrest Avenue, west of Highway 61, and south of 165 <br />Street; and, <br />WHEREAS, the AUAR will examine the environmental impacts associated with development <br />contemplated in the draft Everton Avenue Neighborhood Study, which includes a mix of <br />residential, commercial, and industrial property. More specifically, the draft plan includes the <br />following land uses: <br />• Commercial <br />80 acres <br />• Industrial <br />67 acres <br />• High Density Residential <br />10 acres <br />• Medium Density Residential 336 acres <br />• Low Density Residential <br />391 acres <br />• Large Lot Residential <br />179 acres; and, <br />WHEREAS, development within the study area will be served by municipal sewer and water; <br />and, <br />WHEREAS, future development within the study area will be served by public streets, a state <br />highway, and county roads, and said AUAR will examine potential impacts to these roadways; <br />WHEREAS, the AUAR will examine the land uses proposed in the City's 1996 <br />Comprehensive Plan, the draft Everton Avenue Neighborhoods Study, as well as any known <br />development proposals within the study area; and, <br />WHEREAS, the AUAR may contain sub areas to facilitate the review of future developments <br />within the study area. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY <br />OF HUGO, MINNESOTA, that it should and hereby does order the preparation of an AUAR for <br />the Everton Avenue Study Area <br />ADOPTED by the City Council on September 5, 2001. <br />
