CITY OF HUGO RESOLUTION 2001 - 44 ORDERING AN ALTERNATIVE URBAN AREA WIDE REVIEW (AUAR) FOR PROPERTY LOCATED NORTH OF CSAH 8, EAST OF ELMCREST AVENUE, WEST OF HIGHWAY 619 AND SOUTH OF 165 Tx STREET (Everton Avenue Study Area WHEREAS, the City of Hugo is ordering the preparation of an Alternative Urban Area Wide Review for the Everton Avenue Study Area for approximately 1,400 acres of land located south north of CSAH 8, east of Elmcrest Avenue, west of Highway 61, and south of 165 Street; and, WHEREAS, the AUAR will examine the environmental impacts associated with development contemplated in the draft Everton Avenue Neighborhood Study, which includes a mix of residential, commercial, and industrial property. More specifically, the draft plan includes the following land uses: • Commercial 80 acres • Industrial 67 acres • High Density Residential 10 acres • Medium Density Residential 336 acres • Low Density Residential 391 acres • Large Lot Residential 179 acres; and, WHEREAS, development within the study area will be served by municipal sewer and water; and, WHEREAS, future development within the study area will be served by public streets, a state highway, and county roads, and said AUAR will examine potential impacts to these roadways; WHEREAS, the AUAR will examine the land uses proposed in the City's 1996 Comprehensive Plan, the draft Everton Avenue Neighborhoods Study, as well as any known development proposals within the study area; and, WHEREAS, the AUAR may contain sub areas to facilitate the review of future developments within the study area. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF HUGO, MINNESOTA, that it should and hereby does order the preparation of an AUAR for the Everton Avenue Study Area ADOPTED by the City Council on September 5, 2001.
