All landscaping indicated on the Site Plan dated February 14, 2000 (revised June <br />15, 2000) must be maintained in accordance with the requirements of Section 5.18 <br />of the City's Comprehensive Land Use Regulations. <br />5. Conformance with the Section 6 - Performance Standards, with particular <br />reference to the following: <br />5.19 <br />Driveways <br />6.22 <br />Exterior Storage <br />6.25 <br />Fences <br />6.37 <br />Lighting, Outdoor <br />6.45 <br />Motor Freight Terminal <br />6.50 <br />Parking and Loading <br />6.54 <br />Recycling Center <br />6.61 <br />Signs <br />6. Review and renewal of the CUP after an initial two year period, with a 4 -year review <br />and renewal period thereafter. <br />7. The applicant shall pave a 165' Street North extending east from the driveway to the <br />existing paved surface, which is a distance of approximately 250 feet. Additionally, <br />the applicant shall pave that portion of 165' Street North extending west a distance of <br />50 feet in order to provide a transition between the gravel and paved surfaces. The <br />applicant shall submit construction plans, prepared by a professional engineer, to the <br />City Engineer for review and approval. The paved road surface shall meet the City <br />standards for a nine ton street section. The applicant shall submit the construction <br />plans to the City no later than November 30, 2000, and shall complete the paving no <br />later than June 30, 2001. <br />8. Access to the site shall be limited to 165th Street North. The access to Highway 61 <br />shall be used only for and by public safety vehicles. <br />9. The applicant shall maintain the emergency vehicle access and circulation route as <br />indicated on the plans received by the City on August 1, 2000. <br />10. All hazardous waste and non -recyclable waste products produced by the applicant's <br />business and other operations on the site shall be disposed of in accordance with <br />applicable local, County, State, and Federal laws. The applicant shall obtain the <br />necessary permits from Washington County for the storage of any hazardous waste <br />material. <br />11. The number of buildings, amount of outside storage, and uses identified on the site <br />plan dated February 14, 2000 and the application dated April 15, 2000 shall not be <br />enlarged or expanded, unless a new conditional use permit is applied for and <br />approved. <br />
