Resolution 2000-47 <br />Page 2 <br />2. The residential portion of the PUD consists of the following unit types as shown on <br />the PUD concept plan: <br />a) 120 single family lots, with the option for 26 two-family dwellings <br />b) 83 cottage homes <br />c) 117 apartment units <br />d) 280 townhome units <br />e) 44 residential units above commercial <br />3. The commercial portion of the PUD, including the retail, office, and institutional <br />uses, shall not exceed 185,000 square feet. <br />4. Preliminary and final plat approval is required for all lots proposed in the PUD <br />concept plan. The preliminary and final plats shall be consistent with the PUD <br />concept plan and shall conform to the requirements contained in Section 7 of the City <br />Code. <br />5. The applicant shall submit a detailed phasing plan with the preliminary plat <br />application. <br />6. The applicant shall obtain all necessary local, state, and federal permits, and such <br />permits are not abrogated by the approval of the PUD concept plan. <br />Residential Development Standards <br />7. Site plan approval is required for all townhome and apartment buildings. <br />8. The applicant shall develop and implement architectural review and design guidelines <br />for all residential buildings. These guidelines shall be consistent with the traditional <br />neighborhood design identified to the PUD concept plan and the draft architectural <br />guidelines dated October 18, 2000. <br />9. All platted residential lots shall comply with the following setbacks: <br />Maximum building height <br />2'h stories or 35 feet <br />Average lot size traditional homes <br />8,000 square feet <br />Average lot size (cottage homes <br />7,000 square feet <br />Minimum lot width <br />65 feet <br />Minimum avg. lot dept <br />100 feet <br />Minimum front yard setbacks: <br />House setback traditional homes <br />15 feet <br />Garage setback front facing) <br />25 feet <br />Garage setback side facin <br />20 feet <br />Side Yard: <br />Interior lot traditional homes <br />10 feet <br />
