Planning Commission Minutes — January 12, 2012 <br />Page 2 <br />McRoberts asked the resident if she had any issues with the gas station use. <br />Ms. Kim answered no, but she did have some problems with the previous use to the south. <br />Mr. Marier stated that the lighting will be less because they will be removing the canopy and the <br />sign will be removed by the street. The only lights would be perimeter lights. <br />Gwynn Closed the Public Hearing. <br />McRoberts asked what the signage requirements were for this property. <br />Rachel answered that they are a single tenant, so a monument sign and signage facing the <br />roadways are allowed. <br />Bronwen asked if they had a landscaping plan. <br />Rachel answered that the landscaping is existing. <br />Bryan added that there are three main points that the Commission should consider. First that <br />only a low sign is allowed, second that with the rezoning they would approve a whole list of uses <br />that could take place on that site, and last the Planning Commission could expect future <br />applications for rezoning the property to the south if this rezoning request is approved. <br />Rosenquist asked if the property to the south allowed for a bar. <br />Bryan answered that the previous use was a non -conforming use and any new use would be <br />reviewed at the Planning Commission. <br />McRoberts stated that he was concerned with the downtown location, and he felt that the <br />commercial uses were being dispersed in the city. He felt that there was no central downtown <br />location. <br />Bryan stated that that would be an excellent topic the Goal Setting workshop after the meeting. <br />McRoberts made a motion, Rosenquist seconded, to approve the rezoning request. <br />All Ayes, motion carried. <br />Appointment of Vice Chair <br />McRoberts Motioned to recommend Bronwen Kleissler as the Vice Chair of the Planning <br />Commission. <br />All Ayes, Motion Carried. <br />
