MINUTES <br />HUGO PLANNING COMMISSION <br />June 28, 2012 <br />Call to Order <br />Chairman called the meeting to order at 7:00pm. <br />PRESENT: Arcand, Gwynn, Kleissler, Knauss, Rosenquist <br />ABSENT: McRoberts, Moore <br />ALSO PRESENT: Bryan Bear, City Administrator <br />Liz Hanson, Community Development Intern <br />Approval of Minutes <br />Chairman Gwynn added to the May 24, 2012 minutes the Oath of Office taken by Knauss. <br />Knauss made motion, Kleissler seconded, to approve the Planning Commission minutes of <br />May 24, 2012, with revisions. <br />All Ayes, motion carried. <br />CUP Request — Ro2er Capaul <br />Community Development Intern, Liz Hanson, presented to the Planning Commission the <br />Conditional Use Permit request by Roger Capaul for the property located at 12173 Janero <br />Avenue North. The request was made to approve a Conditional Use Permit to allow two <br />accessory buildings totaling 4,360 square feet on the property. The property is approximately <br />7.69 acres and is located within a Rural Residential zoning district where 3,500 square feet of <br />accessory building space is permitted by ordinance. Section 90-204 of the Comprehensive Land <br />Use Regulations allows accessory buildings up to 125 percent of the size permitted subject to the <br />approval of a conditional use permit. This would allow the applicant to apply for a CUP up to <br />4,375 square feet. <br />The applicant is proposing to build an additional accessory building on the property. The <br />proposed accessory building will be 2,560 square feet and will be 18 feet in height. The <br />applicant is allowed two accessory buildings on the property. Currently there are two accessory <br />buildings, one 1,800 square feet and one 400 square feet. With the construction of the new <br />accessory building the 400 square foot storage shed on the western end of the property will be <br />demolished. The applicant meets the accessory building requirements in terms of square footage <br />and quantity allowed with the CUP. <br />
