MINUTES <br />HUGO PLANNING COMMISSION <br />AUGUST 9, 2007 <br />Call to Order <br />Chairman Schumann called the meeting to order at 7:00 p.m. <br />PRESENT: Kleissler, McRoberts, Moore, Schumann <br />ABSENT: Bailly, Rosenquist, Weidt <br />ALSO PRESENT: Bryan Bear, Community Development Director (CDD) <br />Rachel Simone, Associate Planner <br />Nathan Ehalt, Administrative Intern <br />Approval of Minutes of July 26, 2007 <br />Schumann made motion, Moore seconded, to approve the Planning Commission minutes of July <br />26, 2007 as submitted. <br />Ayes: McRoberts, Moore, Schumann <br />Abstain: Kleissler <br />Motion carried. <br />Gusset Design CUP and Site Plan for Addition <br />The Planning Commission held a public hearing to consider the request of Gusset Design, 15587 <br />Forest Boulevard North, for a site plan review and conditional use permit (CUP) for an addition <br />to the existing building. The current building totals 5,740 square feet and is used for office, <br />manufacturing, and warehousing. The requesting party proposes an addition that totals 12,060 <br />square feet which would be used for warehousing equipment and supplies used by the business <br />that is currently stored outside the existing building. <br />Associate Planner Rachel Simone gave a presentation explaining the addition's uses and <br />conformity to City of Hugo's Zoning Ordinances. <br />Gusset Design has also applied for a conditional use permit (CUP) to expand the legal non- <br />conforming use. The proposed use is permissible by law and staff recommends approval of the <br />permit. <br />Applicant Rick Burr spoke of his expansion further and brought in samples of the exterior block <br />he will be using not only on the new addition but his existing building as well. The aim is to <br />modernize the look of the building and make the land more functional for his business. <br />Rosenquist asked to clarify what is currently non -conforming about the business use. Associate <br />Planner Rachel Simone explained that the property is zoned general business (C-2) and the use is <br />industrial thus the need for the conditional use permit. <br />
