MINUTES <br />HUGO PLANNING COMMISSION <br />SEPTEMBER 23, 2004 <br />Call to Order <br />Chairman Schumann called the meeting to order at 7:00 p.m. <br />PRESENT: Bailly, Hoffbeck, Kleissler, Malaski, Schumann <br />ABSENT: McRoberts, Rosenquist <br />ALSO PRESENT: Bryan Bear, Community Development Director (CDD) <br />Kendra Lindahl, Planner <br />Minutes of September 9, 2004 <br />Malaski made motion, Kleissler seconded, to approve the minutes of September 9, 2004 as <br />submitted. <br />All Ayes. Motion carried. <br />Eagle Shores Custom Homes PUD Amendment for Accessory Building Sizes <br />The Planning Commission held a public hearing to consider the request of Eagle Shores Custom <br />Homes, LLC, 855 Village Center Drive, North Oaks, to consider a PUD Amendment to allow <br />accessory buildings up to 870 square feet in size where ordinance limits the size to 260 square feet on <br />lots less than one acre in the R-3 Zoning District. <br />The Community Development Director explained that at the April 21, 2003 City Council meeting, <br />the Council approved a rezoning, preliminary plat and PUD general plan for 11 single-family <br />home lots and 3 outlots on the 12.16 -acre site. The lots within the subdivision range from about <br />3/4 of an acre to about 1.1 acres in size and accessory buildings are limited in size to 260 square <br />feet. The applicant is requesting PUD flexibility to allow garages to be constructed up to 870 <br />square feet, which is the maximum size allowed for a one acre lot. The architectural standards <br />will require the garages to be constructed with a similar architectural quality as the house, using <br />the same building materials. <br />Chair Schumann said he remembered when the City considered the PUD and one requirement was <br />that the homes be hooked up to the City sewer. The developer went to great efforts to do so and <br />in turn received flexibility from the ordinance standards. <br />
