Planning Commission Minutes — November 18, 2004 <br />Milo Gaul, 6122 150th Street North, asked if there were any plans regarding the parcel to the north <br />of the proposed Generation Acres development. The City had not received any plans for that site <br />but Gaul was informed that it was zoned the same as the proposed plat. Gaul also asked the <br />difference between public and private roads and what was involved in changing a road from <br />private to public. Schumann explained that because the roads were constructed differently and <br />maintained differently, the City would need to decide if they wanted to maintain the road prior to <br />changing it from private to public. <br />Marvin Koop, 6106 150th Street North, asked if there were any plans to relieve the traffic <br />problems on 147th Street. <br />Chair Schumann explained that if the properties to the north develop, there would be another <br />outlet to Highway 61. The City is continually applying to MNDOT for the installation of a traffic <br />signal at the intersection of Highway 61 and 147th Street North. Schumann explained that if the <br />proposed development met all the standards of the ordinance, the City had no legal right to deny <br />it. <br />Chair Schumann recessed the public hearing until December 9, 2004. <br />Tim Thone, owner of the property to the north of the proposed Generation Acres, said he was <br />working on a wetland delineation plan for the property and would be submitting an application for <br />a multi -family development. <br />Malaski made motion, Bailly seconded, to table the application for Generation Acres as requested <br />by the applicant. <br />All Ayes. Motion carried. <br />O'Shea's Irish Ridge Preliminary Plat <br />The Commission held a public hearing to consider the application of Stephen Shea, 2200 Arcade <br />Street, Maplewood, for a preliminary plat to be known as O'Shea's Irish Ridge. The plat consists <br />of four single-family lots on 41.83 -acres located west of Irish Avenue North and south of 155th <br />Street North. The property is zoned Agricultural. <br />The Planner explained that all the lots would meet the lot size requirement of ten acres and the <br />road frontage requirement of 300 feet. Setbacks, landscaping, septic permits, road right-of-way, <br />trail easements and other conditions of approval were discussed. <br />Chair Schumann opened the public hearing. <br />Jeff Hughes from Wild Wings Game Farm, 9491 152nd Street North was concerned about the 500 <br />feet setback and the noise from the hunting club. Hughes wanted potential buyers to be made <br />aware of the club's existence. <br />
