Highway 61 has a right -turn <br />lane on the northbound side that will accommodate traffic turning east (right off of Highway 61 to <br />enter the development as well as other properties in the area. 1256' Street has a single approach lane <br />to access Highway 61 which should generally be adequate to accommodate traffic. The expected <br />traffic volumes using the intersection following the development of the property will not be such that <br />intersection controls will be warranted; however, we do anticipate vehicles will line up to some extent <br />during peak periods to gain access to Highway 61. As a result, drivers may choose to take alternative <br />routes to gain access to 120x' Street or 130th Street which are both signalized intersections designed to <br />accommodate higher traffic volumes. <br />Utilities <br />1. Water service is available to the property via the existing Beaver Ponds development along with the <br />water system adjacent to Well #6. A portion of the development will include the construction of an <br />oversized watermain, and oversizing credits will apply. <br />2. The sanitary sewer will be connected to the existing Beaver Ponds South system to provide sewer <br />service to the development. This will require the reconstruction of a segment of sewer within <br />Fondant Avenue within Beaver Ponds South so that adequate depth can be achieved. <br />3. The sewer plans include an extension to the southwest comer of the plat which, when combined with <br />existing sewer stub extensions, provide sewer availability to the existing properties located west of <br />the development and north of 125`h Street. <br />4. The sewer from the proposed development eventually flows into the Beaver Ponds Lift Station. The <br />applicant will be required to contribute to the cost of the lift station. The cost related to this will be <br />included in the Development Agreement for the project. <br />Water and Sewer trunk fees will apply to the project, and will be included within the Development <br />Agreement. <br />We will continue to work with the developer to address technical design and other minor issues related to <br />the project as the project moves forward. It is recommended that approvals related to this application be <br />subject to resolving the issues outlined within the "red -line" detailed engineering comments that will be <br />sent directly to the applicant's engineer. <br />Thank you for the opportunity to provide comments on this project.
