Fox Meadows <br />Presented by <br />Meridian Land Company <br />Fox Meadows is a Single Family Detached Residential (R-3) subdivision located <br />east of State Highway 61 at the eastern end of 1251h Street just north of the Oneka Ridge <br />Golf Course. Fox Meadows will be platted into 57 single family lots ranging in size from <br />10,680 sq ft. to 35,915 sq. ft. This is consistent with the single family lots in the Beaver <br />Ponds subdivision on the north boundary. The eastern boundary is a large wetland <br />complex owned by TJ Land Trust Company V, LLC. The southern boundary is the Oneka <br />Ridge Golf Course. The neighbors to the west are Gerald Hauble and Constance Stohler. <br />The project will be completed in two phases. The first phase will be improved <br />from the west to the northeast connecting 125th Street and Fondant Trail North, <br />incorporating the northwestern cul-de-sac, Fondant Court N, and 125th Lane North <br />connecting with Foxhill Avenue North in Beaver Ponds. This first phase will consist of 36 <br />single Family lots with construction starting in the Spring of 2014. It is expected that the <br />second phase, along the Oneka Golf Course will be constructed in the Spring of 2016 <br />incorporating the remaining 21 lots. <br />All utilities will be public improvements and each lot will be served with both <br />sanitary sewer and municipal water lines. An off-site sanitary sewer extension, north on <br />Fondant Trail North to the sewer manhole at the intersection of 1261 Street, will be <br />necessary to avoid the system requiring a lift station to get the affluent to the same <br />location. The watermain system will be oversized for a short portion in 12511, Street <br />North to accommodate future water system plans. There will be a credit for this <br />oversizing. Storm water ponding is supplied with 4 ponds onsite. These ponds collect <br />run-off and direct it to the storm sewer system which is piped to the east to the large <br />ponding and infiltration system before exiting the site into the wetland complex on the <br />eastern boundary. <br />The public streets will connect in the southwest corner of the site to 125th Street <br />North and the northern boundary at Fondant Trail North and Foxtail Avenue North. An <br />off-site improvement to 125th Street North will be made to extend the asphalt mat from <br />its existing terminus at Fiona Avenue North to the site. This will include an improvement <br />to the right-of-way for 125th Street North placing both ditches within the right-of-way <br />and centering the asphalt mat. A result of the improvement of 1251h Street North will be <br />to provide asphalt to the City water tower site on the east end of 1251h Street North. <br />The site will have an entrance monument located in the southwest corner <br />between the Oneka Golf Course and 1251h Street North. A subdivision informational sign <br />(8X8) will be located on the Gallivan Insurance Agency property at the corner of 125th <br />Street North and State Highway 61 providing the public directional and marketing <br />information to the site and the Model Center. <br />The builder selected for the Fox Meadows subdivision is Robert Thomas Homes, <br />Inc. Attached to this is a representative selection of homes which they expect to offer in <br />Fox Meadows.
