CONDITIONAL USE PERMIT <br />DATE OF APPROVAL: July14, 2014 <br />OWNER: Christina Vint <br />ADDRESS: 13961 Elmcrest Avenue North <br />LEGAL DESCRIPTION: <br />The Northerly 330.00 feet of the Souterly 990.00 feet of the North Half of the <br />Northwest Quarter of Section 30, in Township 31 North, of Range 21 West, as <br />measured along the East line of said Northwest Quarter, lying Easterly of the <br />centerline of Elmcrest Avenue North, Hugo, Washington County, Minnesota <br />ZONING DISTRICT: Single Family Detached Residential (R-3) <br />THIS CONDITIONAL USE PERMIT ALLOWS FOR THE FOLLOWING: A 6,600 <br />square foot indoor horse riding arena, subject to the following conditions: <br />1. The proposed use shall comply with Exhibit A. <br />2. The riding arena may not be located between the home and a public street. <br />3. Not more than 25 percent of the structure can contain a concrete floor or other <br />similar surface. <br />4. The riding arena shall be a minimum of 40 feet from the side lot line and meet all <br />other applicable setback requirements. <br />5. If the use of the riding arena is discontinued in the future, the building may not be <br />used for the operation of a business, including the storage of business related <br />materials and equipment. <br />6. The keeping of animals and construction of other horse -related facilities shall <br />comply with sections 90-233 and 90-241. <br />7. The indoor riding arena shall meet all building code requirements. <br />8. The indoor riding arena shall not be used, occupied, or leased for any other <br />purpose. <br />
