RESOLUTION 2014 - <br />APPROVING A SITE PLAN FOR HUGO GOOD NEIGHBORS FOOD SHELF <br />FOR CONSTRUCTION OF A BUILDING ON THE PROPERTY LOCATED AT <br />15106 FRANCESCA AVENUE NORTH <br />WHEREAS, Hugo Good Neighbors Food Shelf has requested approval of a site plan for <br />a construction of a building and is legally described as follows: <br />Lot 1, Block 1, Husnik Industrial Park <br />WHEREAS, the Planning Commission has reviewed said site plan on October 23, 2014, <br />and recommends approval subject to the conditions listed in this resolution. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site <br />plan for Hugo Good Neighbors Food Shelf for construction of a building with the <br />following findings: <br />A site plan is approved to allow construction of an approximately 1,500 square foot <br />building in accordance with the plans dated September 16, 2014, and October 17, <br />2014, except as amended by this resolution. <br />2. If parking issues occur, additional parking shall be constructed as deemed necessary <br />by the City. <br />3. Prior to installation of any signage the applicant shall apply for a sign permit that will <br />be reviewed and approved by staff. <br />4. The applicant will be responsible for the City's water and sewer trunk fees, as well <br />the water (WAC) and sewer (SAC) connection fees to be paid at the time of the <br />building permit. The applicant will also be responsible for the Met Council sewer <br />connection fee (Met Council REC). <br />5. The applicant shall obtain all necessary local, state, and federal permits. <br />Prior to commencement of any grading or site development work: <br />6. All items on the Engineer's memo and "red -line" detailed engineering comments that <br />have been sent directly to the applicant's engineer dated October 17, 2014, shall be <br />addressed. <br />Prior to the issuance of a building permit: <br />7. The gutters and downspouts shall be integrated into the building design and shall be <br />reviewed and approved by staff. <br />
