Interim Use Permit Amendment for a motor vehicle <br />repair home occupation for the property located at 17627 Henna Avenue <br />North. <br />DATE: September 30, 2013 for the Planning Commission Meeting of October 10, <br />2013 <br />COMPREHENSIVE PLAN: Low Density Residential / Agricultural <br />ZONING: Future Urban Service (FUS) <br />REVIEW DEADLINE: November 9, 2013 <br />1. DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of an Interim Use Permit (IUP) Amendment to allow a <br />1,344 square foot addition to the existing accessory building on the property. The accessory <br />building is used for the motor vehicle repair home occupation that is allowed on the property <br />with an IUP. The addition is proposed to be taller than the existing accessory building. The <br />applicant has stated that the addition will allow the applicant to work on larger vehicles that are <br />currently being worked on outdoors, inside the building to further reduce the impacts of the <br />business on the surrounding properties. <br />The applicant is not proposing any text changes to the existing IUP. Exhibit A of the IUP shall be <br />revised in order to reflect the proposed addition, therefore, an amendment to the IUP is required. <br />2. LEVEL OF CITY DISCRETION IN DECISION-MAKING: <br />The City's discretion in approving or denying an interim use permit use permit is limited to <br />whether or not the permit meets the standards outlined in the Comprehensive Land Use <br />Regulations. If it meets these standards, the City must approve the interim use permit. <br />
