The preliminary development plan as shown does not indicate any proposed wetland impacts <br />in the area adjacent to the first phase of the development. <br />3. The proposed stormwater management pond near Oneka Parkway is preliminarily designed <br />in a manner that will affect the existing Branch 3 of Judicial Ditch #3. The concept is similar <br />to the existing pond located within the northwest quadrant of the CSAH 8/Oneka Parkway <br />intersection. There will need to be coordination with the Rice Creek Watershed District, as <br />well as the DNR, moving forward to develop a final layout, plan, and wetland/ditch permit. <br />Infrastructure Development Fees <br />1. There are development fees and utility oversizing credits that will apply to the project at the <br />time of final plat. These items will be calculated at the time of the final plat, and <br />memorialized within the Development. Agreement. <br />We will continue to work with the developer to address technical design and other minor issues <br />related to the project as the project moves forward. It is recommended that approvals related to <br />this application be subject to resolving the issues outlined within the "red -line" detailed <br />engineering comments that will be sent directly to the applicant's engineer. <br />Thank you for the opportunity to provide comments on this project.
