Planning Commission Meeting February 13, 2000- page 2 <br />Community Development John Rask explained how the City currently has one single family residential zoning <br />district for development within the urban service area, a central residential zoning district adjacent to downtown, <br />and one multiple family district, which allows both townhomes and apartments at a density of 10 units per acre. <br />The Planning Commission considered a draft ordinance that included four residential zoning districts ranging <br />from one -acre minimum lot size to 8,400 square foot minimum lot size and two multiple family districts; a low <br />density and a medium density district. <br />The Commission reviewed each residential district, paying specific attention to the purpose statement at the <br />beginning of each section, as well as the uses allowed (permitted, accessory, or conditional). <br />When considering accessory uses proposed for the districts, McRoberts said he encourages different levels of <br />home occupations depending on the type of occupation and the impact it would have on the area, with some <br />home occupations requiring a conditional use permit. Other members of the Commission agreed. <br />The Planning Commission agreed that kennels should not be included in the zoning ordinances but should let <br />the City code apply. <br />The Commission also questioned the definition of manufactured housing and felt it should be better defined <br />since manufactured homes have changed considerably over the past years. <br />Also discussed were bed & breakfasts, garages, apartments, twinhomes and townhomes, driveways, signs, <br />lighting, water -oriented accessory structures, and the use of the word `estate' in the purpose statement. <br />Rosemark said he would be revising the draft ordinance to incorporate their comments, and would provide the <br />Planning Commission the revised copy at their February 28, 2001 regular meeting. <br />Adiournment <br />Rosenquist made motion, Malaski seconded, to adjourn at 10:50 p.m. <br />All AYES.
