The regular meeting of the Planning Commission was called to order by <br />Chairman Peltier at 7:04PM. <br />PRESENT: Agness, Schumann, Kellison, Olson, Peltier, Administrator Museus <br />Carole LaBelle <br />ABSENT: Davis, Rubenzer <br />Motion made by Kellison, seconded by Olson to approve the minutes of April <br />27, 1994 as amended. <br />All aye, motion passed. <br />A public hearing was held to consider the request of Harold and Nancy <br />Bramstedt, 6104 Egg Lake Rd., to rezone approximately 20 acres, located in <br />the northwest quadrant of the intersection of Egg lake Rd. and Goodview <br />Ave. from SFE to SFU. The area subject to the request lies within the <br />City's MUSA with municipal sewer and water available to the site. <br />Adjacent property zoning is a combination is SFE and SFU. The property is <br />also within the shoreland district of Egg Lake and a portion of the <br />property lies within a designated floodplain. The soil map indicates that <br />a large portion of the site may be unsuitable for building due to wetness. <br />Several commissioners felt it would be appropriate to wait until the <br />wetland delineation has been made. Mr. Museus reminded the Commission to <br />review this as a rezoning and not a subdivision request. <br />Motion made by Schumann, seconded by Olson, to recommend approval of the <br />request of Harold and Nancy Bramstedt to rezone 22.7 acres from SFE to <br />SFU. <br />AYE: Agness Schumann, Olson, Peltier <br />NAY: Kellison <br />Motion passed <br />Gerhardt and Clara Pareigat, 7993 140th St. North, have applied for a <br />minor subdivision of 20 acres into one ten acre parcel and two, five acre <br />parcels. The southeastern 5 acre parcel labeled Parcel C on the survey is <br />landlocked and has not received approval for a septic system. It is the <br />Pareigat's intention to sell this parcel to the adjacent property owner <br />who will combine it to their existing parcel. The northeast parcel has <br />been found suitable for a septic system by the Washington County <br />Department of Public Health and has immediate access to 140th St. Parcel <br />A, the western half of the subdivision is the Pareigat's home. The <br />property is zoned RR2. <br />Mr. Pareigat reviewed this request with the Commission and requested that <br />they waive the parkland dedication fee for Parcel C which will be combined <br />with adjacent property and will not create a new home site. <br />Motion made by Agness, seconded by Schumann to recommend approval of the <br />request of Gerhardt and Clara Pareigat to subdivide 20 acres into one ten <br />acre parcel and two 5 acre parcels subject to the following conditions. <br />
