MINUTES OF THE PROCEEDINGS
OF THE
HUGO PLANNING COMMISSION
July 22, 1981
The public hearing to consider the request of Realty World North to rezone
approximately 6.24 acres frau RB to Industrial was called to order by Chairwoman
Theodora Peltier at 7:38 PM.
PRESENT: Peloquin, Greger, Fashingbauer, Knuteson, Peltier
ABSENT: Hanson and Lorch
Mrs. Peltier read the public notice for rezoning as published in the Forest Lake
Times. Jim Sederholm of Realty World stated that Rice Creek Watershed was
discussing their drainage plans at their meeting of 7/22/81. There were no
adjoining property owners present to voice their opinions.
There is a potential buyer for the northern most lots, and the land will be
used for the construction of a small office and storage and maintenance of
trucks and trailers (semis). Mr. Sederholm could not give an accurate number
of trailers that will be parked outside of the building at a given time.
The Planning Commission discussed the access to Highway 61 from the proposed
lots. Mr. Sederholm stated that there were no plans for a frontage road, and that
was the reasoning for setting the proposed building so far back on the lot.
Proof -of -ownership was provided by copies of deeds, and Mr. Sederholm was provided
a copy of the city's requirements for proof -of -ownership. He was informed that
this information will be required prior to placement on the agenda for Council
review.
Mr. Sederholm provided the following for Commission review: 1) topographical map,
2) drainage plan as submitted to Rice Creek, and 3) a registered'Certificate of
Survey.
The public hearing was closed at 7:57 PM.
The regular meeting of the Planning Commission was called to order at 8:05 PM.
PRESENT: Peloquin, Greger, Fashingbauer, Knuteson, Peltier
ABSENT: Hanson and Lorch
Motion made by Peloquin, seconded by Knuteson, to approve the minutes of July 8,
1981, as submitted.
All aye. Motion Carried.
REALTY WORLD NORTH - REZONING
Greger stated that he would like to see the business come to Hugo, but did not
like the idea for rezoning RB to IND because it would encourage strip develop-
ment along Highway 61. If the city has strip develop;"there will be no accommo-
dation for a frontage road, and lots would be sold individually. Greger stated
