Hugo Planning Commission <br />March 9, 1977 <br />Page 3 <br />ROAD EASEMENTS <br />It was the general concensus of the Planning Commission that roads <br />should be considered as part of the minimum lot size. Mr. Ehret asked <br />should consider a substandard lot or do we consider a variance.&` <br />McAllister stated that he was against percentages (road easement taking <br />more than 10% of the acreage). Peloquin felt each one should be <br />handled on an individual basis. A vote was taken as to whether each <br />member would like to consider variance or percentage: <br />Ehret - treated as variance <br />Peltier - variance <br />Peloquin - variance <br />Greger - percentage <br />Gillen - percentage <br />McAllister - individual basis <br />Mr. Schwab stated that the variance was the only appropriate route <br />to go, but would have to be more critical in the case of smaller lots. <br />Mr. Ehret stated that in the matters of power, drainage and other <br />easements, each case would have to be handled individually. The length <br />and width of driveways was also discussed. Mr. Schwab stated any time <br />you give someone a 30' easement, you are asking for problems. Gillen <br />endorsed a 60' easement and privately owned. <br />Motion made by McAllister, seconded by Peltier, that any roads existing <br />or required for land division shall be included in minimum lot size <br />requirements, measuring from the survey lines. <br />VOTING FOR: Ehret, Peltier, Greger, Gillen, and McAllister <br />ABSTAINED: Peloquin <br />Motion Carried. <br />Motion made by Gillen, seconded by Greger, that easements, in general, <br />may be included in the tract area, subject to their impact on the <br />proposed use of the property. <br />VOTING FOR: Ehret, Peltier, Greger, Gillen, and McAllister <br />ABSTAINED: Peloquin <br />Motion Carried. <br />Motion made by Peloquin, seconded by Greger, that the size of road <br />easements, and apartments in SFU zoning be discussed at the next regular <br />Planning Commission meeting, March 23, 1977. <br />All aye.
