EXHIBIT B <br />APPROVAL CONDITIONS <br />1. A final plat is approved to allow construction of 33 townhome units, in accordance with the <br />overall grading and utility plans dated April 18, 2016, and the final plat graphics dated May <br />12, 2016, except as amended by this resolution. <br />2. The final plat shall be subject to and the development shall substantially comply with all <br />plans and conditions of the PUD Amendment and Preliminary Plat approvals (Resolutions # <br />2016-8 and #2016-9) granted by the City Council on May 16, 2016, except as amended by <br />this resolution. <br />3. The final plat shall be subject to the Victor Gardens PUD concept approvals (Resolution <br />#2000-47) and Victor Gardens North PUD approvals (Resolutions #2005-05 and #2005-06), <br />except as amended. <br />4. The developer must comply with all of the conditions outlined in the City Engineer's memo <br />dated April 21, 2016 and June 2, 2016. <br />5. Park dedication requirements for this site have been met with previous additions. No <br />additional park dedication is required for this phase. <br />6. The proposed fature trail along Ehncrest Avenue shall be constructed and paid for by the <br />developer. <br />7. Outlot A shall be owned and maintained by the homes owners association. <br />8. Private driveways in front of the townhome garages shall be a minimum of 22 feet long to <br />accommodate parking. <br />9. The developer shall create, or join, a Home Owners Association (HOA) for the purposes of <br />maintenance of items within the common areas (Outlot A).
