Landscaping will be reviewed in more detail during the platting process. However, extensive landscaping <br />is planned along 130`h Street and Highway 61. A large monument at the main intersection will create <br />identity for the neighborhood as will other features throughout, including an overlook area and pocket <br />green spaces. <br />WETLANDS <br />A wetland delineation has been completed and approved in 2015. Generally, the site layout protects the <br />approximately 70 acres of wetlands. There are a couple smaller incidental wetlands that may be <br />impacted, but the larger ones are amenities creating vista views and spaces for trails to meander <br />through. <br />The existing ditch through the site is intended to be enhanced to become a site amenity, similar to a <br />small creek or brook. <br />PONDING <br />Due to the groundwater levels, the site needs to be raised. As a result, ponds will be created to not only <br />generate material to raise the building sites, but to also manage storm water. Additionally, the ponds <br />will be used for irrigation to meet water reuse and infiltration requirements. <br />PARKS <br />We are requesting the adjacent city outiot be incorporated into the site design. The outlot will be used <br />for ponding and passive open space. This will allow for a more contiguous useable public park, <br />anticipated to be nearly 15 acres with a soccer field, shelter/picnic area and playground. Trails provide <br />connections for the adjacent neighborhoods to access the park. We will work with the City in calculating <br />parkland vs cash dedication. In all, the site proposes nearly 65 acres of park, open space, ponding, <br />wetland buffer and wooded area. <br />CONSTRUCTION SCHEDULE <br />Following Sketch Plan review, the preliminary plat will be advanced along with the Environmental <br />Assessment Worksheet (EAW). The goal is to begin grading the south portion of the site as early as Fall <br />2016.
