III. Fable Hill Fourth Addition Park Dedication Proposal <br />Shayla Syverson, Parks Planner, presented an application received for the preliminary plat and <br />PUD amendment from Everton Investments for Fable Hill 41h Addition. The application has 46 <br />detached villa homes and 14 single family detached homes with 3 outlots on 32.3 acres North of <br />Fable Hill Road. <br />Len Pratt, Developer with Everton Investments, informed the Parks Commission of the home <br />model, typical buyer, trail connectivity, the park to be constructed, and possible use of the park <br />by trail users. <br />The applicant stated that they would install and pay for improvements to the park. This would <br />be in lieu of a park dedication fee for the first phase of 26 lots. They are estimating that the cost <br />of the improvements will be $77,472, which is approximately $15,000 more than the required <br />park dedication fee for the first phase. They are proposing that the improvements be installed <br />along with the roadways and utilities in the first phase. The remaining lots will be required to <br />pay the full park dedication fee of $81,600 (34 lots x 2,400). <br />Everton Investments are proposing to install the City's standard hexagonal shelter, four picnic <br />tables, and two benches. They are also proposing to install irrigation, plant trees, and, as <br />necessary, plant grass seed. As shown in the concept plan, there is open space for play and/or <br />future play equipment. <br />Windisch asked about parking to make the pavilion available to residents outside of this <br />development. Pratt said parking is available on the adjacent streets. <br />Rauschendorfer made a motion, Tennyson seconded to approve the park dedication as <br />proposed which includes constructing a shelter, installing irrigation, and landscaping the park in <br />an amount greater than $77,472 with the first phase of 26 lots. Future phases will pay the park <br />dedication fee. <br />All Aye, Motion Carried. <br />IV. Lions Park Plan Promotion <br />Shayla Syverson, Parks Planner updated on promotion of the Lions Park Plan, which includes <br />the City newsletters, local newspaper, informal public meetings, or hosting an informational <br />booth at Good Neighbor Days. <br />Windisch requested City Staff email a schedule so that the Commissioners could volunteer to <br />help with the booth. <br />Morris requested City Staff to look into a way for businesses and/or residents to donate to the <br />project. Pontrelli suggested partnering with the Hugo Lions Club and hosting fundraisers. <br />V. Adjournment <br />Tennyson made a motion, Pontrelli seconded to adjourn the meeting at 8:55. <br />
