Park Dedication proposal for senior housing to be called "DigniCare Senior Living & Memory Care of Hugo" DATE: October 5, 2015 for the Parks Commission meeting of October 14, 2015 1. DESCRIPTION: The applicant is requesting approval of a Site Plan and Planned Unit Development (PUD) for a senior living and memory care facility. The property is currently vacant and totals 3.34 acres. It is generally located south of 130th Street North and east of Forest Boulevard/TH 61. The PUD General Plan will rezone the parcel from Single Family Detached Residential (R-3) to Planned Unit Development (PUD). The senior living facility is proposed to be 32 units. The senior living facility will include 18 assistant living suites and 14 memory care suites. The property to the north, across 130th Street, is zoned R-3 and is currently agricultural fields. The property to the east is zoned R-3 and is occupied by a residential single family development called Beaver Ponds. The property to the south is zoned PUD and is occupied by the Northern Pines Townhome Association. The property to the west, across TH 61, is zoned General Industrial (I-3) and is the southern end of the Bald Eagle Industrial Park 2. CONSISTENCY WITH THE PARKS PLAN: Trails and Sidewalks Currently, there is a sidewalk on the west side of Fenway Avenue North, in Northern Pines. As the properties to the east of Northern Pines develops, it is likely that there will be sidewalk or trail connections made with the extension of 127th Street.
