Park Dedication proposal for senior housing to be called <br />"DigniCare Senior Living & Memory Care of Hugo" <br />DATE: October 5, 2015 for the Parks Commission meeting of October 14, 2015 <br />1. DESCRIPTION: <br />The applicant is requesting approval of a Site Plan and Planned Unit Development (PUD) <br />for a senior living and memory care facility. The property is currently vacant and totals <br />3.34 acres. It is generally located south of 130th Street North and east of Forest <br />Boulevard/TH 61. <br />The PUD General Plan will rezone the parcel from Single Family Detached Residential <br />(R-3) to Planned Unit Development (PUD). The senior living facility is proposed to be 32 <br />units. The senior living facility will include 18 assistant living suites and 14 memory <br />care suites. <br />The property to the north, across 130th Street, is zoned R-3 and is currently agricultural <br />fields. The property to the east is zoned R-3 and is occupied by a residential single <br />family development called Beaver Ponds. The property to the south is zoned PUD and is <br />occupied by the Northern Pines Townhome Association. The property to the west, across <br />TH 61, is zoned General Industrial (I-3) and is the southern end of the Bald Eagle <br />Industrial Park <br />2. CONSISTENCY WITH THE PARKS PLAN: <br />Trails and Sidewalks <br />Currently, there is a sidewalk on the west side of Fenway Avenue North, in Northern <br />Pines. As the properties to the east of Northern Pines develops, it is likely that there will <br />be sidewalk or trail connections made with the extension of 127th Street.
