RESOLUTION 2016 - <br />APPROVING A MINOR SUBDIVISION FOR THE PROPERTY LOCATED AT <br />10100 170th STREET NORTH <br />WHEREAS, an application has been filed by Dennis Kelly that requests approval of a <br />minor subdivision for property located at 7131 132nd Street North. <br />WHEREAS, the subject property is legally described as follows: <br />See Attached <br />WHEREAS, the Planning Commission has considered said request on May 9, 2013, and <br />recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the minor <br />subdivision for Dennis Kelly, subject to the following conditions: <br />1. A minor subdivision is approved to allow the creation of a 5 acre parcel and a 10 acre <br />parcel in accordance with the plans and application received by the City on July 13, <br />2016. <br />2. The property is subject to the development standards of the Agricultural (AG) zoning <br />district. <br />3. This approval is contingent upon approval of the variance application for lot size. <br />4. The overall density of the 20 acres should remain at 1 unit per 10 acres. The 15 acre <br />parcel shall not be further subdivided. <br />5. Prior to recording the minor subdivision: <br />a. The park dedication shall be cash -in -lieu of dedication for a total of <br />$2,400. <br />b. A drainage and utility easement shall be dedicated to the City over an <br />existing wetland within Parcel B. <br />c. A 33 foot wide roadway easement shall be dedicated to the City along <br />Keystone Avenue. <br />6. Prior to issuance of any building permit: <br />a. A septic permit shall be issued by Washington County. <br />b. The applicant shall provide a grading plan that reflects the current <br />topography and proposed grading. <br />c. The applicant shall demonstrate the building sites will comply with the <br />City's regulations regarding building elevation related to groundwater and <br />floodplain. <br />
