Polomis; Becky Petryk <br />Subject: Sprouts Pediatric Dentistry <br />Dear Rachel — I am writing to you on behalf of the Victor Gardens Community Association's <br />Architectural Review Committee (ARC) and Master HOA with regard to the proposed Sprouts <br />Pediatric Dentistry in the South Village of our community. After careful review and discussion, we are <br />of the strong opinion that The Foundation Architects currently proposed design for Sprouts Pediatric <br />Dentistry is not appropriate for a commercial building within Victor Gardens. It is our opinion that a <br />few design modifications are required to ensure the building is a good fit for the neighborhood. Two <br />separate changes are necessary: <br />1.) Style: The proposed building exhibits elements of an architectural style that is not consistent with <br />other commercial or residential buildings within the neighborhood. Its most prominent design <br />elements on the front elevation (main entry "vestibule" and waiting area "tablet nook") have <br />characteristics that are not rooted in our neighborhood or Victor Gardens preferred design styles. <br />Specifically, the rooflines and flared walls have a whimsicallcartoonish look that are not <br />appropriate. The proposed building should reference design/style cues seen on existing commercial <br />buildings next door. <br />2.) Dormers: The proposed dormer design on the back and side elevations must visually align with <br />the elements beneath the roofline that they relate to. As they are designed, they do not relate to each <br />other logically or functionally. <br />While we recognize that the ARC may not technically have the authority to reject the proposed <br />plans on its own (after careful review of the governing documents by our lawyer), we strongly <br />believe that the Victor Gardens community should have a voice in the City's approval process, <br />since the plans as eventually approved will reflect on the entire Victor Gardens' community. <br />We are happy to discuss in greater detail should you have questions.
