DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a minor subdivision and variance of a 20 acre parcel <br />located at 10100 1700i Street North. The minor subdivision will split the 20 acre parcel into a 15 <br />acre parcel and 5 acre parcel. The variance is for the size of the 5 acre parcel, where the <br />minimum lot size is 10 acres in the Agricultural (AG) zoning district. There is currently a house <br />and accessory building that is located on the proposed 5 acre parcel. <br />2. CONTEXT: <br />A. Surrounding Land Use and Zoning <br />The property is currently zoned Agricultural (AG) and contains a single family home and <br />accessory building on the westerly portion. The east half of the property contains floodplain and <br />a large wetland. The surrounding properties are also zoned Agricultural (AG) and are large lots <br />occupied by single family homes. There is a 5 acre lot and 15 acre lot directly to the south of this <br />lot. <br />B. Natural Characteristics of Site <br />The property has varying topography with floodplain and wetlands on the eastern portion of the <br />site. <br />
