RESOLUTION 2016-27 <br /> APPROVING A PUD AMENDMENT AND SITE PLAN FOR FINNEGAN HOLDINGS, <br /> LLC FOR A COMMERCIAL BUILDING ON PROPERTY LOCATED SOUTH OF <br /> FRENCHMAN ROAD (CSAH 8) AND WEST OF VICTOR HUGO BOULEVARD <br /> NORTH <br /> WHEREAS, Finnegan Holdings, LLC has requested approval of a PUD Amendment and Site <br /> plan to allow construction of approximately 4,520 square feet of commercial building on 1-acre <br /> of the property legally described as follows: <br /> Lot 2, Block 2, Victor Gardens South Village, Washington County, Minnesota. <br /> WHEREAS, the Planning Commission has reviewed the PUD Amendment and Site Plan at a <br /> duly called Public Hearing and recommends approval; <br /> NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY <br /> OF HUGO, MINNESOTA, that it should and hereby does approve the request by Finnegan <br /> Holdings, LLC for a PUD Amendment and Site Plan, subject to the following conditions: <br /> 1. A PUD amendment and site plan is approved to allow development of I lot for a commercial <br /> building, in accordance with the application received by the City on July 8, 2016, and revised <br /> on August 22, 2016, except as amended by this resolution. <br /> 2. The development shall be consistent with the Victor Gardens and Victor Gardens South <br /> Village approvals (Resolutions # 2000-47, # 2004-50, #2004-51, and #2004-68), except as <br /> otherwise noted herein. <br /> 3. The applicant shall comply with all conditions from the City Engineer's memo dated August <br /> 16, 2015. <br /> 4. Prior to issuance of building permits, the applicant must comply with the following <br /> conditions: <br /> Architecture <br /> a. All building elevations shall receive nearly equal treatment and visual qualities. <br /> b. All building materials shall be of high quality and constructed of durable materials. <br /> c. Downspouts and gutters are shown on the building. The plans shall be revised to clearly <br /> show locations and colors of gutter system. The plans shall be reviewed and approved by <br /> staff prior to installation. <br /> Signage <br /> d. A sign permit is required for all signs. The signs shall meet the Victor gardens South <br /> Village Development Sign Criteria dated April 18, 2008. <br />
