EXHIBIT B <br />APPROVAL CONDITIONS <br />1. The final plat is approved to allow the creation of 27 single family lots, in accordance <br />with the plans and application received by the City on March 25, 2016, except as <br />amended by this resolution. <br />2. The development shall substantially comply with all plans and conditions of the PUD and <br />preliminary plat approval granted by the City on August 3, 2015. <br />3. Development standards shall comply with Resolution 2015-38 and 2015-39, as amended. <br />4. The developer shall comply with all conditions outlined in the City Engineer's memo <br />dated July 16, 2015, August 12, 2015, and May [, 2016, and revisions required in <br />"redlined" comments from the City Engineer. <br />5. The developer shall design and install a stormwater re -use system for irrigation of the <br />individual lots. <br />6. The developer shall establish a property owners association for the development to <br />own/operate/maintain common elements, landscaping, and the water re -use system. <br />7. The 8 foot wide bituminous public trail connection from Victor Gardens as shown in the <br />plans shall be installed, prior to the release of the letter of credit for the development. <br />8. The landscaping planned for the plat shall be installed in one phase. The developer shall <br />take proper precautions to protect the trees as the homes are being built. <br />9. Each home shall include a minimum of 2 parking spaces within the driveway. The <br />driveway widths shall be a maximum of 24 feet at the right of way line. <br />10.
