The applicant will need to <br />complete an as -built survey of the pond to verify that it remains consistent with the <br />original design. <br />Wetlands <br />The wetlands located near the west and south access roadway locations (as graded) are <br />under review by the Technical Evaluation Panel (TEP) for consideration as incidental <br />wetlands. Staff expects that the wetlands will be deemed incidental due to grading; <br />however; the formal approval is pending. <br />Utilities <br />The storm sewer facilities will be privately owned and maintained by the HOA. The <br />sewer and water will be publicly owned and maintained. The sewer and water will be <br />located within Outlot A and the associated drainage and utility easement. <br />Preliminary Plat <br />The applicant is requesting approval of a preliminary plat to allow the creation of 33 <br />townhome units on this 8.51 -acre site. <br />Lot Size <br />The PUD district has no minimum standards for lot size; however, the proposed <br />development would comply with the intent of the original PUD plan. <br />6. Conclusion <br />Staff has reviewed the PUD amendment and preliminary plat for consistency with the <br />applicable standards outlined in the Comprehensive Land Use Regulations and finds that <br />the applications are generally consistent with the standards with the conditions of <br />approval as recommended in the attached resolutions. The developer complies with the <br />intent of the original PUD approvals to provide a traditional neighborhood development. <br />Staff finds that the proposed architecture of the new buildings meets the minimum <br />standards expected within this PUD and the minimum standards of the Hugo Multi- <br />family Design Guidelines, with the conditions listed in the resolution. <br />7. STAFF RECOMMENDATION: <br />Staff recommends approval of the draft resolutions approving the PUD amendment and <br />preliminary plat, subject to the conditions listed in the attached resolutions. <br />
