The following information was received for review: <br />■ Preliminary Plat Review Application, dated 3/7/2016 <br />■ PUD Application, dated 3/7/2016 <br />■ Drainage Narrative, dated 3/4/2016 <br />■ HYDROCAD Report — 2008 Plan (Existing) & Proposed, dated 3/4/2016 <br />■ Drainage Area Maps — 2008 Plan (Existing) & Proposed, dated 3/4/2016 <br />■ Storm Sewer Sizing Worksheet, dated 3/4/2016 <br />■ Certificate of Survey, Preliminary Plat & Civil Plans — Full Size, dated 3/4/2016 <br />■ Certificate of Survey, Preliminary Plat & Civil Plans —11x17, dated 3/4/2016 <br />Based on the review of the site plan, we offer the following comments related to the application: <br />Plat <br />1. The plat includes Outlot A, which will encompass all of the common areas as well as the private <br />roadway, wetlands, and stormwater management features. The Outlot will be owned by the <br />Homeowner's Association and will include a drainage and utility easement over all of it. <br />2. The plat indicates a 10 -foot -wide trail easement along Elmcrest Avenue which will be provided via <br />document. <br />Roadway/Utilities <br />1. The roadway and storm sewer facilities that serve the development will be privately owned and <br />maintained. The design standards for the private roadways and storm sewer will be the same as <br />those for public facilities. <br />2. The sewer and water will be publicly owned and maintained.
