Minor Subdivision and CUP Request for 13561 <br />Homestead Avenue N. <br />DATE: March 28, 2017 for the City Council Meeting of April 3, 2017 <br />COMPREHENSIVE PLAN: Large Lot Residential (LL) <br />ZONING: Rural Residential (RR) <br />REVIEW DEADLINE: April 7, 2017 <br />PLANNING COMMISSION UPDATE: <br />At its March 23, 2017 meeting, the Planning Commission held a public hearing and considered <br />the request. Staff recommended approval of the minor subdivision and CUP request. Chelsea <br />Carlson, the applicant, and Dick VerDick, 13561 Homestead Ave., were present at the meeting. <br />They answered Commissioners questions regarding the proposed shared driveway, including <br />grade and landscape constraints and the proposed orientation of the new driveway. No one in the <br />audience spoke for the public hearing. <br />The Planning Commission agreed that the applicant met the requirements necessary to approve <br />the minor subdivision and CUP request. They unanimously recommended approval of the <br />request to the City Council. <br />2. DESCRIPTION OF REQUEST: <br />The applicant is requesting approval of a minor subdivision of a 20 -acre parcel located at 13561 <br />Homestead Avenue. The applicant is proposing to subdivide the 20 -acre parcel into two 10 -acre <br />parcels. The conditional use permit (CUP) is for approval of a shared driveway to allow an <br />existing driveway to provide access to both parcels <br />
