RESOLUTION 2017- 6 <br />APPROVING A MINOR SUBDIVISION FOR THE PROPERTIES GENERALLY <br />LOCATED SOUTH OF 132nd STREET NORTH AND EAST OF HOMESTEAD <br />AVENUE NORTH <br />WHEREAS, an application has been filed by Joe and Chelsea Carlson, 13561 Homestead <br />Avenue North, that requests approval of a minor subdivision for properties generally <br />located south of 132nd Street and east of Homestead Avenue North. <br />WHEREAS, the subject properties are legally described as follows: <br />(See Attached) <br />WHEREAS, the Planning Commission has considered said request on March 23, 2017, <br />and recommends approval, and; <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the minor <br />subdivision for Joe and Chelsea Carlson, subject to the following conditions: <br />1. A minor subdivision is approved to allow the creation of two 10 -acre parcels in <br />accordance with the plans and application received by the City on February 6, 2017. <br />2. The property is subject to the development standards of the Rural Residential (RR) <br />zoning district. <br />3. Prior to recording the minor subdivision: <br />a. The park dedication shall be cash -in -lieu of dedication for a total of <br />$2,400. <br />b. A 33 foot wide roadway easement shall be dedicated to the City along <br />Homestead Avenue North. <br />c. The conditional use permit for the shared driveway shall be recorded at <br />Washington County. <br />4. Prior to issuance of any building permit: <br />a. A septic permit shall be issued by Washington County. <br />b. The applicant shall provide a grading plan that reflects the current <br />topography and proposed grading. <br />c. The applicant will need to demonstrate that the area of the proposed <br />shared driveway will not impact any wetlands. If wetlands are proposed to <br />be impacted the applicant shall move the location of the driveway so there <br />would not be impact or acquire the proper permits for impacting a <br />wetland. <br />
