STAFF RECOMMENDATION: <br />Staff has revised the resolution to include the two additional conditions recommended by the <br />Planning Commissions <br />Staff recommends approval of the PUD and preliminary plat for Excelsior Group for the <br />development to be known as "Adelaide Landing", subject to the conditions listed in the <br />resolutions. <br />7. PLANNING COMMISSION RECOMMENDATION: <br />The Planning Commission generally liked the plan and was pleased with the development layout, <br />mix of housing products, park features, and the use of stormwater reuse for irrigation. One <br />Commissioner had concerns with the traffic along Highway 61 and the additional traffic created <br />by the development. <br />The Planning Commission recommended approval of the requests, subject to the conditions on <br />the resolutions, and the addition of two new conditions: <br />1. The developer shall work with staff regarding the buffer between the Country Ponds rear <br />lot lines and the pond. <br />2. The developer shall work with staff on trail a connection to the County Ponds <br />neighborhood to the west. <br />The vote was 5 approvals and 1 abstention. The abstention resulted from a concern on the traffic <br />along Highway 61. <br />The Planning Commission requested to have a discussion with staff regarding the future of <br />Highway 61. <br />ATTACHMENTS: <br />1.
